We break down the 10 steps of building your new Fallon Home, in easy to follow steps.
1 CHOICE OF LAND / DESIGN OF HOME
Our Fallon Homes Sales Consultants can assist you with:
- Choosing a home designs to suit your block of land. You can choose from our extensive range or bring in your own design/plans.
- Providing professional advice before or after purchasing land. Our representative can meet you on site to discuss any queries you might have and help you make alterations or additions to your design to better suit your needs and budget.
2 FREE, NO OBLIGATION ESTIMATE
Your sales consultant will prepare you a FREE estimate that you may submit to your bank or finance company for preliminary loan approval. This estimate will be priced the same, regardless of whether you use one of our plans or bring in your own design.
A
further estimate may then be necessary to “fine-tune” the inclusions and design
after the site inspection. We will advise you of any additional expenses
associated with your property. Our
prices are always clear, with no hidden costs.
3 PRELIMINARY AGREEMENT (to prepare your Fixed Price Quotation)
At this point it is desirable to make any FINAL changes to the plan, so that delays of moving you into your home can be avoided. Your sales consultant will work with you in order to achieve all your requirements.
Before preparing the FIXED PRICE QUOTATION, we are required, by law, to obtain reports and costings regarding building on your site including:
- A Soil test and contour survey report
- Detailed house plans and a site plan showing the position of the house on your land
- An Engineered footings/foundation design
- An assessment of the plan for an energy efficiency rating
- Topographic Survey of the site and a design for a (HSTP) Home Sewerage Treatment Plant (if applicable)
- Bushfire prone area, flood area, or slope stability reports (if applicable)
- Noise Corridor requirements (if applicable)
The costs of the above are
INCLUDED in our price, giving you full cover under the QBCC 6 YEAR STRUCTURAL GUARANTEE.
A preliminary fee is calculated and charged, and the amount will then be FULLY DEDUCTED from the contract
deposit amount.
4 FIXED PRICE QUOTATION
Your
Sales Consultant will now provide you with a fixed price quotation, subject
only to changes to Provisional Sums (see “NOTE” at the foot of the second
page). Please take a few moments to
ensure that all your requirements have
been included in the quotation.
5 CONTRACT
Fallon
Homes is a member of the Queensland Master Builders Association and uses a
standard ‘Queensland Master Builders Association Contract’. We recommend that
you, or your solicitor, read it carefully and discuss any queries with our
staff before signing. Our contracts are made “subject to finance approval” (unless requested otherwise) and your
lender will generally require a copy signed by yourself and Josh Fallon before
formal approval of your loan.
6 DEPOSIT
A 5% deposit is payable (less the amount previously paid for the preliminary agreement) to cover the necessary fees and insurances before we proceed with the application for the building permit. This deposit may be paid by you at the time of signing the contract or you may wish the bank to pay it once your finance has been approved. IF YOUR LENDER IS TO PAY THE DEPOSIT, we require that they provide a letter confirming this.
Our Administration Office handles
the project from this point through to the completion of your new home, although
your sales consultant is always available to discuss any concerns you may have.
7 COLOUR SELECTIONS
Once the Contract has been signed and the Deposit has been paid, Colour Selections Paperwork will be provided to you. Our Professional Colour Co–ordinator is available to assist with your colour selections including bricks, laminates, roofing, window trim, tapware, door furniture, paint colours and other features of your home, and will even visit suppliers with you to make this process as easy as possible.
8 BUILDING & PLUMBING PERMITS
Our Administration office will
now attend to all the remaining tasks, such as submitting building permits for
approval as well as all other paperwork to relevant organisations for the
construction of your home.
9 CONSTRUCTION
After the Building Permit is
issued, construction can commence and will be completed within the stated period
shown on your contract. Our Administration Office will provide you with the Electrical Paperwork to note where you
wish your power points and lights to
be placed, at which stage you can also advise if you desire any additional
lights, power points or fans.
10 COMPLETION
You will now be the proud owners of YOUR NEW HOME but our association with you does not end here!
GUARANTEES
Your home is, of course, fully guaranteed against major STRUCTURAL FAULTS for a period of 6 years and 6 months (QBCC Home Warranty Insurance). Rectification of any minor defects is also guaranteed under a 12-month maintenance period. Manufacturer’s warranties also apply, usually beyond this time. Fallon Homes will gladly attend to any matters if notified in writing within this 12-month maintenance period.

NOTE: “PS”, or Provisional Sum, is an estimate for work to be undertaken, the amount for which is subject to variation. Some factors which may vary the P.S. amount are –
1) Results of professional reports, (soil test, septic design etc),
2) Site conditions once construction has commenced, (excavation of rock etc),
3) Final costing for the work from an outside supplier,
4) Final choice of materials or colours etc. by owner.
